From the metro to Saint-Hubert, very different buildings

Longueuil had 254,483 residents at the 2021 census. Its condo buildings do not raise the same questions depending on where they stand.

Downtown, around the metro

The Longueuil–Université-de-Sherbrooke station marks downtown. High-rises there have elevators, garages and mechanical systems, and a contingency fund that has to keep up.

A more spread-out borough, served by the Longueuil–Saint-Hubert commuter train station. Its condo buildings are often small, with outdoor parking, where snow removal is the first budget line to watch.

Six to twelve units, run by one or two co-owners. Everything works as long as those people stay. The day they sell, the syndicate goes looking for its registers.

What the City of Longueuil expects from your building

Two municipal files are moving right now. We follow them for you.

Organic waste, from nine units up

Buildings of eight units or fewer receive small brown bins. Those of nine units or more will receive 240-litre bins supplied by the City, in phases, by the end of 2027. The owner is notified by letter, and the building must take part in the collection as soon as it has its bins. For containers, the details are available from 311.

Overnight parking in winter

Street parking is prohibited from midnight to 6 a.m. on nights when the City issues a notice, and then across its whole territory. The notice is given before 5 p.m., and the City issues about ten per winter. It offers free spaces in its municipal lots on those nights, and alerts by text or email.

In practice, we watch for the City’s letter announcing the bins, plan where they go with the board and call 311 if there are not enough. Before winter, we remind co-owners how to subscribe to the notices and where their sector’s municipal lots are.

For the building’s private parking, we coordinate the snow removal contract with a subcontractor from our network or with the one the board has already chosen.

Questions Longueuil boards ask us

Do you already manage condo buildings in Longueuil?

Yes, including in Saint-Hubert. We do not publish the names of the syndicates, but we provide references to boards considering a proposal.

Our twelve-unit building has no brown bins yet. Should we request some?

According to the City, no: deployment is phased and the owner receives a letter when the sector starts. We watch for that notice and prepare the bin location before they arrive.

How do co-owners know a parking ban is in effect?

The City announces it before 5 p.m. and offers alerts by text or email. We explain to co-owners how to subscribe, and repeat it at the start of each winter.

Several units in our building are rented. What does that change?

The City has a by-law on sanitation and maintenance that applies to dwellings offered for rent. We keep the register of tenants up to date and relay maintenance requests for the common portions; what falls to the landlord co-owner is passed on to that person.

Do you have an office in Longueuil?
