Around the metro

Three Orange line stations serve Laval: Cartier, De la Concorde and Montmorency. High-rises cluster there, with elevators, garages and mechanical systems whose maintenance is planned over several years.

What the City of Laval expects from your building

Laval’s rules are precise, and they are addressed to the building’s owner.

Collections, from eight dwellings up

Up to seven dwellings, a building uses the City’s bins. From eight, it has access to containers. Every building has been served for organic waste since June 2024, participation is mandatory, and the owner must make it possible for occupants to sort. Bin requests go through the City’s “Mon dossier” online service.

Winter parking

Laval has no general overnight ban. In alternate-side parking sectors, restrictions apply from October 1 to April 30. Since the winter of 2025-2026, illuminated signs show the prohibited side in Pont-Viau, Laval-des-Rapides and Chomedey. The City announces its operations through the Info-Stationnement app, by text and by email.

One more program worth knowing: the City subsidizes the replacement of oil heating systems, and condominiums are eligible. The conditions are on the City’s website (in French).

In practice, we check that the building has the bins or container it needs and a compliant place to store them, file the requests with the City, and remind co-owners of their sector’s parking rules before winter.

Our presence in Laval

We already manage syndicates in Laval. They are small buildings: the kind where the monthly minimum applies, and where it makes sense to take the package that includes annual meetings and registers, since it then costs the same amount.

Questions Laval boards ask us

Do you already manage condo buildings in Laval?

Yes, small buildings. We do not publish the names of the syndicates, but we provide references to boards considering a proposal.

Our building never received a brown bin. What should we do?

The City states that deployment is complete in buildings of eight dwellings or more, and that the request is made through “Mon dossier” if a building was missed. We file the request and plan where the bins go with the board.

Who gets the fine if occupants do not sort?

The City’s by-law provides for fines and requires the owner to make sorting possible. Who answers for an offence in a condo building, the syndicate or a co-owner, is a question for the syndicate’s lawyer. Our role is to avoid getting there: enough bins, posted instructions, reminders.

Our building still heats with oil. Can you put the subsidy file together?

We gather the quotes and documents and follow the work. Eligibility and the amount are up to the City, under the program in force at the time of the request.

Do you have an office in Laval?

No. Our mailing address is in Montreal, with no counter. The work is done through our platform, by phone and on site when the building requires it.
