Our prices are public. So is the minimum.
Three packages, a monthly minimum, and a one-time setup fee. You can work out what you would pay before you ever speak to us — which is the point.
multiRent charges 10 $, 27 $ or 37 $ per unit per month depending on the package, before tax, with a monthly minimum of 210 $ and a one-time setup fee of 450 $. The contract runs one year, renewable, for buildings of 5 to 200 units in Montreal, on the South Shore and on the North Shore.

The three packages
They stack: each one contains the previous. The rate applies per unit, every month, before tax.

A monthly minimum of 210 $. No management contract is entered into below that. The reason is straightforward: below that threshold the work stops shrinking with the number of doors. A six-unit building has as many meetings to convene, as many financial statements to produce and as many registers to keep as a twenty-unit one.
A one-time setup fee of 450 $, at the start of the mandate. It covers taking on the file and transferring the books from the previous manager or the developer. It is not recurring, and it appears in full on the quote. Amounts before tax. GST and QST apply (14.975%).
What that comes to, in dollars
The monthly amount is the number of units times the package rate, with the minimum applied when the result falls below it.

You can see the minimum bite in the first rows of the table, and that is deliberate: a small building pays the same for financial management as for administrative management, because in both cases the minimum governs. Better to know that before doing the arithmetic yourself.
This table is an estimate. The quote governs: it accounts for your declaration of co-ownership, your equipment, and whatever your board wants to keep in its own hands.
What is included, and what is not
The usual grey area of a management contract, written down.

The full schedule of exceptional services is annexed to the contract and handed over before signing. We do not publish it here because it depends on the size and configuration of the building, and an isolated figure on a web page would mislead more than it would inform.
Why is this below market?
Because part of the work no longer costs us hours.
In the Montreal market, 35 $ to 50 $ per unit per month is common for comparable management. Our rates start lower, and that is neither an introductory offer nor a promise to make it back in year two.
The reason is structural. Fee collection, follow-ups, late interest, insurance certificates, meeting notices, document signing and supplier invoice entry are handled by systems we built. Those are precisely the tasks that consume billable hours elsewhere. Decisions, emergencies and difficult conversations stay with people — and that is where our managers’ time goes.

Frequently asked questions about pricing
Why publish your prices when nobody else does?
Because a board comparing three managers spends weeks extracting three numbers. Publishing ours loses us the mandates we were too expensive for anyway, and wins us the ones where the board simply wanted to know what to expect. Publishing the minimum alongside the entry price follows from the same reasoning: half a price is a wrong price.
Our building has six units. Do we pay 10 $ per unit?
No. Six units on financial management would fall below the minimum, so the 210 $ monthly minimum applies. In practice, at that size, financial management and administrative management cost the same — and administrative management includes meetings and registers. The table above shows this most clearly.
Do prices rise during the contract?
No. The agreed amount holds for the term. A revision can only take effect at renewal, and you are told before your board has to decide anything.
Are there hidden fees?
Emails, calls and routine reports are never billed on top. What is billable appears on the schedule annexed to the contract, handed over before signing. If a line item surprises you afterwards, we explained it badly.
Can we change packages mid-mandate?
Yes. The packages stack, so moving from financial to administrative management requires no transition: a board resolution and an amendment to the contract.
What if we are not satisfied?
The contract runs one year. You are not tied up for five, and we have no way of keeping you other than doing the work properly. Termination terms are in the contract and are explained to you before signing.
