Three kinds of condo buildings, one city
Montreal had 1,762,949 residents at the 2021 census. Its condo stock runs from the converted triplex to the tower with several hundred doors.
Converted plexes
Three, six or eight units, often run by the co-owners themselves. The registers fit in a binder, the annual meeting is held in a kitchen, and the contingency fund has not always kept pace with the age of the roof and the masonry.
Buildings near the metro and the REM
Fourteen REM stations opened in November 2025 between downtown and Deux-Montagnes, and high-rises are going up around the network. Elevators, parking, mechanical systems: maintenance has to be planned from year one.
Rules that change from one borough to the next
Collection days, bin formats and snow removal are each borough’s business. What applies in LaSalle does not necessarily apply in Rosemont, and a volunteer board often finds out through a statement of offence.

Two topics come up for every board, and a third concerns large buildings.
Collections, from nine dwellings up
The rules differ for buildings of eight dwellings or fewer and for those of nine or more. Where food waste collection is offered, participation is mandatory, and that waste may no longer go in the garbage. The brown bin is provided free of charge on request through 311, and its size depends on the borough.
Parking during snow loading
Montreal has no winter-long overnight ban: the prohibition is posted street by street, with signs, during snow loading. For a daytime operation, from 7 a.m. to 7 p.m., they go up the day before; for a night operation, from 7 p.m. to 7 a.m., the same day. The City’s snow removal map shows when to move a vehicle and where to find a free space.
Large buildings carry one more obligation. Montreal’s by-law on the disclosure of greenhouse gas emissions covers buildings of 25 dwellings or more: their energy consumption for the previous year must be sent to the City by June 30. A syndicate of that size should check whether it is covered — the by-law is explained on the City’s website.
In practice, we check the borough’s rules at handover, request any missing bins, designate where they go in the building and remind co-owners of the rules. For private parking, we coordinate the snow removal contract with a subcontractor from our network or with the one the board has already chosen.

We take on mandates from 5 units up. Below that there is no refusal on principle: it is a tailored arrangement to discuss, because the monthly minimum weighs heavily in the budget of a very small syndicate.
Collection and snow removal rules change by borough. Who looks after that?
We do. At handover we record the borough’s rules in the building file and remind co-owners of them when the season calls for it.
Our building has more than 25 dwellings. Are we covered by the energy disclosure?
The City’s by-law covers buildings of 25 dwellings or more, and the filing is due each year by June 30. We prepare the consumption data; who is required to file in your building is a question to confirm with the City or with the syndicate’s lawyer.
Do you have an office we can drop by?
No. Our Montreal address is a mailing address, with no counter. The work is done through our platform, by phone and on site when the building requires it.
