Every answer comes from the syndicate’s registers and books — not from a volunteer’s memory.

The questionnaire, answered

Common expenses, arrears, contingency fund, proceedings, registration, exclusive-use rights, last general meeting. Signed, as a PDF.

The 1068.1 certificate

The state of the co-ownership, drawn from the same registers. Sent separately.

The insurance policy

A copy of the building’s policy in force, attached to the answer.

The document package

Declaration, by-laws, financial statements, budget, contingency fund study, minutes, certificate of location, maintenance logbook.

Follow-through after closing

New co-owner registered, pre-authorized debits transferred, portal opened. Nothing for you to do.

Fifteen days for the statement of common expenses owed by the seller. Under our management, the fraction’s balance is known the day the request comes in.

Time limit recalled in the standard questionnaire used by notarial firms — art. 1069 C.C.Q. Quoted, not interpreted.

Questions from notaries

Do you answer the sale questionnaire for the buildings you manage?

Yes. For every building under our management, the answer is written, signed and sent as a PDF, together with the building’s insurance policy. The certificate provided for in article 1068.1 C.C.Q. is sent separately.

How do we send you a questionnaire?

By email to vente@multirent.ca, with the address of the fraction being sold and the expected closing date. A single contact follows the file through to signing.

What happens after closing?

The new co-owner is registered, pre-authorized payments are transferred, the resident portal is opened for them and the registers are updated, with nothing required from the notary.

Which buildings do you manage?

Divided co-ownerships of six to forty units in Greater Montreal — Montreal and the island, the South Shore and the North Shore. A syndicate is taken over in thirty days, following a written sequence.

Do you give legal opinions?

No. multiRent provides dated, documented facts drawn from the syndicate’s registers. A question of law goes to the syndicate’s lawyer; the notary keeps their role.

What does management cost the syndicate?
