Condo management in Saint-Amable
In Saint-Amable, overnight parking is banned all winter except on evenings when the City lifts the ban, and the black bin is now picked up only every three weeks. Small rules that cause real disputes in an eight-door building.
multiRent manages condo syndicates in Saint-Amable, small buildings. Three packages, from 10 $ to 37 $ per unit, per month, with a 210 $ monthly minimum, and a handover completed in thirty days.
Small condo buildings in a growing city
Saint-Amable had 13,322 residents at the 2021 census. The City states that the great majority of its territory is farmland and describes significant densification of its residential centre.
Buildings of six to eight units
That is the typical size. At that scale everyone knows everyone, which is exactly what makes it hard to claim overdue condo fees from a neighbour.
Boards with no succession
Two or three co-owners do everything: the books, the annual meeting, the calls to the plumber. The day one of them sells, the syndicate starts over.
The car, for everything
The city has no train station: public transit means buses to Sainte-Julie and Longueuil. The building’s parking lot and its snow removal are therefore at the centre of discussions.
What the City and the county expect from your building
Collections fall under the MRC de Marguerite-D’Youville, and winter parking under the City.
Collections in multi-unit buildings
A building is entitled to one black bin per dwelling, and to as many blue and brown bins as it needs; only bins approved by the MRC are picked up. Since January 2026 the black bin has been collected every three weeks. A building may switch to a container with the City’s authorization and the MRC’s approval, and snow removal around the container remains its responsibility.
Overnight parking in winter
Here the rule is reversed: from December 1 to March 31, street parking is prohibited from 11 p.m. to 7 a.m., except when the City lifts the ban for the night. It announces this every day by 3 p.m., with a green or red banner on its website, and by calls or texts for those who have signed up.
In practice, we check that the building has the right number of bins to last three weeks, assess with the board whether a container is worth the process, and explain to co-owners how to sign up for the City’s notices before December 1.
The City also regulates watering, by day and by hour depending on the address: if the building has an automatic system, we have it set accordingly.
These are the rules the City published in October 2026. They change from year to year: the City’s website prevails.
Our presence in Saint-Amable
Small buildings under management.
We already manage syndicates in Saint-Amable. They are small buildings, where the monthly minimum applies and where the package that includes annual meetings and registers then costs the same amount as financial management alone.
On site, we call on a network of subcontractors who already travel to Saint-Amable for our buildings. The board keeps the decisions, and it receives comparable quotes before making them.
We publish neither the name nor the address of the syndicates we manage — the same discretion you will benefit from. References are provided to boards seriously considering a proposal.

Questions Saint-Amable boards ask us
Do you already manage condo buildings in Saint-Amable?
Yes, small buildings. We do not publish the names of the syndicates, but we provide references to boards considering a proposal.
Our building has six units. Is it too small for a manager?
No. We take on mandates from 5 units up, and the 210 $ monthly minimum applies at that size, whichever package you choose.
The black bin overflows now that it is picked up every three weeks. What can we do?
A building is entitled to only one black bin per dwelling, but blue and brown bins are not limited. We start there, then look with the board at whether a container is justified: it requires the City’s authorization and the MRC’s approval.
Who tells co-owners which evenings parking is allowed?
The City, every day by 3 p.m. We explain to co-owners how to sign up for its calls and texts, and repeat it each fall.
Do you have an office in Saint-Amable?
No. Our mailing address is in Montreal, with no counter. The work is done through our platform, by phone and on site when the building requires it.
