Condo management in Brossard
New towers at the foot of the REM, complexes where several syndicates share a garage, and eight-door buildings put up forty years ago. Three realities in one city — and we already manage all three.
multiRent manages condo syndicates in Brossard, from small buildings of a few units to complexes where several syndicates share common areas. Three packages, from 10 $ to 37 $ per unit, per month, with a 210 $ monthly minimum, and a handover completed in thirty days.
Brossard condo buildings are not all alike
The city had 91,525 residents at the 2021 census, and its condo stock was built in several waves. Each one raises its own questions for a board.
Recent buildings near the REM
Since the Panama, Du Quartier and Brossard stations opened in the summer of 2023, high-rises have been multiplying around the network. Elevators, underground parking, mechanical systems: maintenance has to be planned from year one, and the first board must start by recovering the plans, warranties and contracts from the developer.
Multi-syndicate complexes
Several buildings, each with its own syndicate, and shared portions: garage, lanes, landscaping. That means separate books, shared expenses allocated as the declarations of co-ownership provide, and boards that do not meet on the same evening.
Older small buildings
In the established sectors, many buildings have six to twelve units and are run by one or two volunteers. The roof, balconies and windows come due at the same time, and the contingency fund has not always kept pace.
What the City of Brossard expects from your building
Two municipal topics come back on every board agenda each year. We take care of them.
Collections, from nine dwellings up
The City applies specific rules to buildings of nine dwellings or more. Service is by wheeled bins, up to twelve bins per collection, or by containers beyond that. Food waste collection is being phased in for these buildings on a voluntary basis: it is up to the building to register with the City.
Overnight parking in winter
From November 15 to April 15, street parking is prohibited between 1 a.m. and 6 a.m. whenever the City declares a snow clearing operation. It announces the ban on its Info-neige line and on its website, and provides free alternative parking lots for residents.
In practice, we handle the collection registration, check that the number of bins or the container size suits the building, and remind co-owners of the winter rules before the first snowfall. For the building’s private parking, we coordinate the snow removal contract with a subcontractor from our network or with the one the board has already chosen.
These are the rules the City published in October 2026. They change from year to year: the City’s website prevails.
Our presence in Brossard
We are not arriving on unfamiliar ground.
Brossard is the South Shore city where we manage the most syndicates. We administer small buildings there as well as complexes where several syndicates share common portions, which means separate budgets, separate annual meetings and an allocation of shared expenses that has to be justified line by line.
On site, we call on a network of subcontractors who already travel to Brossard for our buildings: plumbing, electrical, snow removal, cleaning. The board keeps the decisions, and it receives comparable quotes before making them.
We publish neither the name nor the address of the syndicates we manage — the same discretion you will benefit from. References in Brossard are provided to boards seriously considering a proposal.

Questions Brossard boards ask us
Do you already manage condo buildings in Brossard?
Yes. Brossard is the South Shore city where we manage the most syndicates, from small buildings to multi-syndicate complexes. We do not publish their names, but we provide references to boards considering a proposal.
Our building is part of a complex with other syndicates. Do you take on that kind of mandate?
Yes, and we manage some in Brossard. Each syndicate keeps its own books, budget and annual meeting, and shared expenses are allocated as the declarations of co-ownership provide. When their interpretation is disputed, the question goes to the syndicates’ notary or lawyer.
Our tower is new and the developer has just handed over the administration. Where do we start?
With the documents: plans, warranties, maintenance contracts, financial statements from the developer’s period. We request them, check what is missing and give the board a written list of missing items on the fourteenth day of the handover.
Who looks after bins, containers and winter parking notices?
We do. Registering for the City’s collections, adjusting the number of bins and reminding co-owners before winter are part of the building’s day-to-day management.
Do you have an office in Brossard?
No. Our mailing address is in Montreal, and we have no counter in Brossard. The work is done through our platform, by phone and on site when the building requires it, with subcontractors who already travel within the city.
