How much does a condo manager cost in Quebec?

Most managers do not publish their prices. Here is what the rate sheets of those who do show, what moves the bill, and the questions to ask before comparing two quotes.

For full management, managers in the Montreal area who publish their rates list roughly 25 $ to 40 $ per unit per month, depending on building size (rates noted in October 2026). Below about ten units, the per-unit price stops being the right yardstick: offers go through a monthly minimum, or only start at a certain number of units. At multiRent, the grid is public: 10 $, 27 $ or 37 $ per unit per month depending on the package, with a 210 $ monthly minimum and a one-time 450 $ registration fee.

01

What published rate sheets show

Few firms post a price. Among those in the Montreal area that do, three rate sheets noted in October 2026 give the following ranges for full management, before tax.

Building sizePublished prices, per unit per month
Fewer than 50 units29 $ to 40 $
50 to 99 units30 $ to 36 $
100 units or more25 $ to 37 $

This is a snapshot, not a market study: three rate sheets, on one date. Most managers publish nothing and answer by quote, and a rate sheet may say “starting at”. Always ask for the written price for your building.

02

What moves the price

Two quotes at the same price per unit do not necessarily describe the same service.

01

The size of the building

The price per unit generally goes down as the number of units goes up. Conversely, a small building is charged a monthly minimum, or fits no rate sheet at all: some offers only start at six or ten units.

02

The scope of the mandate

Keeping the books and collecting fees is not the same work as calling meetings, keeping registers or following up on maintenance. An all-in offer and an offer by area cannot be compared line by line.

03

What is billed on top

File-opening fees, emergency call-outs, follow-up on major work or a claim, documents for the sale of a unit: depending on the contract, these services are included, capped or billed separately. That is often where two quotes at the same price stop looking alike.

04

The length of the commitment

Some prices depend on the length of the contract, and a contract that renews on its own commits you for longer than it seems. Read the termination clause before comparing amounts. Changing managers: steps and notice.

04

Six questions to ask before comparing two quotes

Asked in writing, they make the answers comparable.

01

Is the price per unit, or is there a monthly minimum?

02

What does the package include: bookkeeping, meetings, registers, maintenance, emergencies?

03

What is billed on top, and according to which written schedule?

04

Are there file-opening or onboarding fees?

05

How long is the contract, does it renew on its own, and how is it terminated?

06

Who answers at night and on weekends, and is that call-out billed separately?

Frequently asked questions about what a manager costs

Is a condo manager priced per unit or per building?

Most often per unit and per month, with a monthly minimum for small buildings. At multiRent, the minimum is 210 $ per month: it applies whenever the per-unit calculation comes out lower.

Are there fees on top of the monthly package?

Often: file-opening fees, and exceptional services such as following up on major work or a claim. At multiRent, the registration fee is 450 $, one time, and the schedule of exceptional services is appended to the contract and provided before signing.

Does a manager cost more than self-management with software?

Yes. Self-management software is paid per building rather than per unit, but the work stays with the volunteer directors: keeping the books, calling meetings, following up, answering. Financial management on its own, at 10 $ per unit per month, sits in between: the board keeps the rest in its own hands.

Are taxes included in the prices shown?

No, management prices are shown before tax. Amounts before tax. GST and QST apply (14.975%).
